Ballina Headlands Village FAQ’S and Residential Park Living

Living in a Residential Village simply means that you still own your own home but you lease the site from the park owner. For more information please read through our Frequently Asked Questions and information sheets..

  1: How much do homes cost at Ballina Headlands Village?

As our village is full, any homes listed on this site are pre-loved homes, and prices are set by the owner selling the home.  The Sales price is quite often negotiable, and as the selling agent, the Managers of Ballina Headlands Village are able to put your offer to the vendor to negotiate a sale.  The prices vary depending on the age and quality and location of the dwelling for sale.  Dwellings can vary in style from older caravans with solid annexes located in the original part of the park through to 3 Bedroom Norfolk Relocatable homes in our village.

One important thing to note is that there is NO stamp duty, NO Entry Fees, NO Exit Fees and NO GST on the home price.

  2: What are the ongoing costs?

All other expenses such as telephone, electricity, gas, water are at the Residents expense

It is important to note the following; Notice under Section 73 (3) of the Residential Parks Act 1998
A RESIDENT’S RIGHT TO OCCUPY RESIDENTIAL PREMISES UNDER THE RESIDENTIAL TENANCY AGREEMENT IS A LEASEHOLD RIGHT ONLY, AND NOT A FREEHOLD OR OTHER RIGHT OF AN UNLIMITED OR PERPETUAL NATURE AND MAY, IN CERTAIN CIRCUMSTANCES, BE TERMINATED.

  3: Are you allowed pets?

We do not accept pets in our park under any circumstances, except goldfish and small caged birds. This also means visitors cannot bring their pets with them when they visit you.

  4: What sort of lease will I have?

At Ballina Headlands Village we use Residential Site Agreements which are designed by the Caravan & Camping Industry Association of NSW.  The initial term of the lease will be for 12 months with a continuation clause, which allows the resident to stay on the residential site at the same rent (or at an increased rent if the rent is increased in accordance with the Residential Parks Act 1998) and otherwise under the same terms unless or until the agreement is ended in accordance with the Residential Parks Act 1998.

Before you purchase the home it is a requirement of the Park Owner that you fill out an Application for Tenancy, and you must be accepted as a tenant before you proceed with the purchase of the home.

  5: Can I get rent assistance?

Although you will own your own home you are renting the site and are therefore entitled to Rent Assistance if you qualify with Centrelink.  For further information about rent assistance you should contact Centrelink.  In some circumstances pensioners can also get an electricity rebate through their local electricity supplier.

  6: I am interested in one of these homes, what do I do now?

We always recommend a personal visit to the park, preferably by appointment, so that we can arrange an inspection of the home or homes that you would like to look at.  Contact us on 02 66877450 to arrange this.  This will give you the opportunity to inspect the home and get a feel for the village.

If you decide upon a home, and put an offer in you can organise pest or building inspections at your own cost.  If you have ideas of renovating, we suggest you converse with the park managers as all additions, extensions and alterations must meet the Building Code and be approved in writing by the Park Owner.
